This project includes the complete renovation of an existing bathroom, including demolition of existing finishes, replacement of the bathtub, construction of a custom arched tub surround, installation of new waterproof shower assemblies, custom tile installation, drywall patching prepping, installation of a floating antique marble sink, plumbing and electrical modifications, material procurement, and project planning to create a highly functional and thoughtfully designed bathroom inspired by traditional Mediterranean and european interiors.

SCOPE OF WORK

• Project planning, layout, design coordination, and finish consultation
• Purchase, procure, and supply all construction materials required for project completion excluding owner-supplied finish materials and fixtures
• Protect adjacent finishes and prepare work area for demolition
• Demolish and remove existing bathtub, shower enclosure, vanity, toilet, floor tile, wall tile, and associated finishes
• Remove and dispose of existing shower substrate, waterproofing materials, and recessed niche
• Haul and dispose of demolition debris
• Frame custom arched tub surround feature and associated wall transitions
• Install structural blocking and reinforcement for floating antique marble sink
• Install new bathtub and complete associated plumbing modifications
• Reconstruct shower assembly with new cement backer board and waterproofing system
• Construct and waterproof new recessed shower niche
• Install owner-supplied limestone floor tile throughout bathroom
• Install owner-supplied limestone and marble accent tile within tub surround
• Install tile finishes within custom arch feature and associated returns
• Install grout, sealants, trim profiles, and finish materials as required
• Prepare wall and ceiling surfaces for paint, including drywall finishing, patching, and texture matching as required
• Prime and paint designated bathroom wall and ceiling surfaces
• Install owner-supplied floating marble sink and plumbing fixtures
• Install new toilet and associated plumbing connections
• Modify and relocate electrical devices and lighting as required
• Install decorative lighting fixtures as selected by owner
• Complete finish carpentry, caulking, detailing, and final adjustments
• Perform final project cleanup and owner walkthrough
• Project completion

Project Revision:
Decorative microcement/plaster wall finish, custom storage cubby/cabinet build, and associated wall painting scope have been removed from the scope of work.

  • Change Orders
    Any work requested outside the scope described herein shall require written approval and may result in additional charges and schedule adjustments.
  • Unforeseen Conditions
    This proposal is based upon visible conditions at the time of inspection. Hidden conditions including structural deficiencies, water damage, electrical issues, plumbing issues, or other concealed conditions may require additional work and pricing.
  • Schedule
    Proposed start dates and project durations are estimates and may be adjusted due to weather, material availability, unforeseen site conditions, or circumstances beyond Contractor's control.
  • Warranty
    Maker's Friend warrants workmanship for a period of one (1) year from the date of substantial completion. This warranty excludes normal wear and tear, misuse, abuse, acts of nature, and pre-existing conditions.
  • Cancellation
    Deposits become non-refundable once project planning, scheduling, material procurement, or project preparation has commenced.
