SCOPE OF WORK

PHASE 1:
  • protect adjacent finishes and work areas prior to demolition.
  • disconnect and remove existing tub as necessary to access the affected area.
  • Remove damaged/cracked floor tile and underlayment as required.
  • Remove sections of subfloor as necessary to expose the underlying framing.
  • Inspect floor joists, blocking, subfloor, plumbing, and surrounding framing for water damage, rot, movement, or structural failure.
  • Identify any visible source of water intrusion or plumbing leaks.
  • Document concealed conditions and extent of discovered damage.
  • Remove and dispose of demolition debris associated with Phase 1.
  • Review findings with owner and provide recommended repair scope and pricing for Phase 2.
  • Structural, plumbing, subfloor, tile, waterproofing, and finish repairs are not included in Phase 1 and will be priced separately once conditions are exposed.
PHASE 2:
  • Repair or replace damaged floor joists, blocking, and framing as required.
  • Replace damaged or deteriorated subfloor with new material.
  • Correct and reinforce tub support to provide a level, structurally sound base.
  • Repair or replace affected plumbing connections as required.
  • Install new tile underlayment/backer board in repaired floor areas.
  • Waterproof affected areas as required.
  • Reset and secure tub level in its proper position.
  • Reconnect tub drain, supply, and plumbing fixtures.
  • Replace affected floor tile and match existing layout as closely as possible.
  • Grout and seal repaired tile areas as required.
  • Repair adjacent wall/baseboard/finish areas disturbed during construction.
  • Final plumbing and drainage test.
  • Final cleanup and walkthrough with owner.
